If you want to take it on then here is how it’s done:

Curb appeal is a must. Cut away over grown bushes, mulch, and plant flowers in bloom.  If you have the extra money go ahead and paint the shutters and door—making the door a focal point so buyers want to come in.

Decluttering the exterior is a great to show just how much outdoor and garage space you have. If possible put the bikes, extra lawn furniture, and lawn equipment neatly in the garage. Make sure your walkways are edged and swept, and the cracks filled and weeded. In other words a good day sprucing up outside will pay you back immensely

Decluttering the interior is a must. By removing all family portraits it helps any buyer visualize their family in your house. Be sure to put away or better yet store offsite coats, toys, furniture, and any extra clothing to show off your closet space—most home buyers will snoop and want to see just how much storage space the house provides.

Move furniture so that the seating arrangements are welcoming, as if to say come in sit for a while. Minimal furniture artfully arranged well give a feeling of space and convertibility.

A Clean House is a must. Now that the clutter is gone, be sure to deep clean your home top to bottom leaving no cobweb or moldy tile. It’s time to put your best foot forward and a little elbow grease will go a long way. Who doesn’t love a shiny floor, clean bathroom, and kitchen? The buyer must have a feeling of wanting to sit down and stay in your house forever.

Lighting is always important. Well lit rooms are a must, but don’t forget to create ambiance in the bedroom and dining room, dimming the lights will definitely help in these rooms.

Kitchens should be clean with no clutter.  If the counter top is old and outdated, spend the extra money and update the counter. Cabinets should have new hardware and sparkle with fresh paint or stain.

A small hint about staging a home — imagine your home as a buyer would. What would you change? What appeals to you about your home? Expand on the positive.

Example: If your home has beautiful views open the window treatments to show its best focal point. If your home has beautiful moldings, paint the trim with a white paint to accent the trim.
